Checklist to a successful sale

  1. Build a short list of prospective agents
    Research through local results and referrals from friends/neighbours and to select which agents would be best suited to market your property.

  2. Ask the right questions
    • For how long have you been a real estate agent in our area ?
    • How many homes have you sold in our suburb over the past 12 months?
    • How familiar are you with the local area ?
    • How did you arrive at the price you have suggested we could sell our home for ?
    • What is your suggested method of sale for the property ?
    • Do you have a list of referees that we can contact to confirm these results ?
    • How do you intend to provide us with status / progress reports and how frequently do you do this ?
    • What marketing plan would you envisage we use for the property ?
    • When is the best time of the year to sell my home ?

  3. Determine fees and costs associated with selling
    Costs which may be overlooked when considering selling include:
    • Marketing and promotion fees
    • Agents commission
    • Conveyancing costs
    • Improvement expenses
    • Penalty or withdrawal fees on current loans

    Be very careful when tempted by agents who promise high sale prices way above their competitors. This can often lead to disaster after they have your initial business. Thankfully it is a tactic that we are currently seeing being cleaned up by the relevant statutory bodies.

  4. Presentation

    • A list of inclusions that you are happy to leave when selling the the property such as : light fittings , floor coverings , window coverings etc
    • Your desired settlement period
    • Any relevant lease over the property should you have a current tenant living there
